WHY IT MATTERS
Supporting an innovative company in the geographic expansion of a new hotel brand.
CGS3 represents the Robert Green Company in the development of a luxury hotel for the Montage resort management company – a 317-room Pendry brand boutique hotel in the Gaslamp Quarter of San Diego.
CGS3 handled all the architect, pre-construction, construction and loan agreements, as well as a preferred equity agreement that includes complex terms relating to completion guarantees, additional equity investors, and advice on EB-5 issues that would involve foreign investors.
Components of the transaction include representation of the borrower in connection with various DDA issues involving the former San Diego Redevelopment Agency and the negotiation of the 99-year ground lease of the site, the construction loan and the construction contract for the hotel development. CGS3 is also representing the client in connection with another luxury resort and spa project located in Sonoma County.
